The quantity surveyor is often referred to as the accountant/solicitor of the building industry.
Our basic role is typically to look after the financial and legal aspect of the construction process.
Ideally we will do this from an early stage, preparing early stage budget costings, which then can be developed through the design stage up to pre-tender documentation. Following tender returns the costings become live and actual as opposed to the QS budget costings. The live costings can be monitored and controlled throughout the construction phase up to completion and final account.
Our cost advice during the design phases can assist in achieving projects that hit or better budget targets with full assistance given in sourcing alternative but compatible products.
Advice is given as to the appropriate form of tender and form of contract suited for the project. On occasion we have guided clients through fast track methods, which do not follow normal procedures, but essential in order to have the client ‘up and running’ within tight time frames.
During the construction phase we can monitor cost, advise on interim valuation payments, negotiate cost of variations and expenditure of provisional and prime cost sums, and negotiate final accounts including claim items.
